Spring pest prevention for Sydney offices: a facilities checklist

Warmer spring weather wakes up ants, cockroaches and rodents in office buildings. A planned walkaround of the kitchenettes, loading areas and storerooms now prevents complaints once the building fills up for summer.

Office buildings in Sydney are quiet over winter, with heating off and food waste slowing. As the weather warms and staff return to fuller rosters, the shared kitchenette, the loading dock and the back-of-house storeroom start producing the conditions pests look for. A facilities walkaround in September catches the early signs before they become a complaint from a tenant or a visitor.

Why spring is the time to walk the building

Three things happen at once as Sydney moves into spring. Ant colonies ramp up foraging and follow food into the building through gaps around doors and service lines. Cockroaches, especially German cockroaches in warm kitchen equipment, speed up their breeding cycle. And rodents that have spent winter in the roof void and basement start exploring further as food waste picks up.

Offices are different from homes because the food source is shared and inconsistent: a forgotten sandwich under a desk, a broken fridge in the kitchenette, a bin that did not go out over the weekend. The spring walkaround is about finding those small, repeating attractants before they become a population.

The four office pest hotspots

  • Shared kitchenettes. Microwaves, dishwashers, under-sink areas and the coffee machine are warm and greasy. Crumbs and spilled sugar feed ants and German cockroaches.
  • Loading docks and bin stores. These draw rodents and flies. Gaps under roller doors, leaking bins and bags left overnight are the usual entry points.
  • Storerooms and print rooms. Cardboard, paper and stored stock hold moisture and give cockroaches and rodents harbourage, especially if the room is rarely used.
  • Basements, risers and roof voids. These are where rodents travel and where ants trail along pipe penetrations. They are easy to forget because tenants never see them.

In a strata or tenanted office building, confirm whether the building's pest contract covers common areas and back-of-house, or only the lift lobby. Many complaints start because the kitchenette or bin store sits in a gap between the building manager's scope and the tenant's.

The spring walkaround checklist

Do this with the cleaner or facilities lead, while the building is quiet. Note the room, the issue and the date.

Kitchenette: wipe under the microwave and coffee machine, check the fridge seals and clear forgotten food.

Bins: confirm lids close, bags are tied, and the bin store is swept and not leaking.

Doors and draught seals: check gaps under external doors and where service lines enter the wall.

Storerooms: lift boxes off the floor, remove redundant cardboard, and look for droppings or grease marks.

Loading dock: confirm the roller door seals, the floor is clean, and no bags are left out overnight.

Record any droppings, live sightings or trails with a date and location for the pest program file.

Encourage staff to take food home each night and keep desks clear of crumbs. Most office pest problems are a hygiene issue first and a chemical issue second.

Records and contracts to review

A commercial pest program is expected to leave a paper trail. As part of the spring review, confirm the current contract covers the whole building, not just the lobby, and that treatment records show dates, areas covered and any follow-up actions. If a tenant raises a pest complaint, having that history on file keeps the conversation factual.

Also check that rodent work is current. With the 2026 changes to over-the-counter rodent baits, a commercial building should not be relying on supermarket products. Licensed bait stations and monitoring are the appropriate approach around food and staff areas.

Book the spring treatment before the building is at full summer occupancy. A facilities walkthrough lets the pest manager target the kitchenettes, dock and storerooms specifically, and set a scheduled program through the warmer months.
