What a commercial program covers

Commercial pest work is a program rather than a one-off visit. We assess the site, agree which pests and which areas are in scope, and set a visit frequency that suits the premises and its risk profile. Typical sites include cafés and restaurants, commercial kitchens, offices, retail floors, warehouses, salons and strata-managed buildings.

Treatments are directed at the areas that actually drive pest activity in commercial premises: kitchen and food-preparation zones, dry stores and pantries, dish and bin areas, service corridors, waste and loading areas, plant and plant-room spaces, and the external perimeter including entries and delivery points.

Rodents, cockroaches, ants, flies and occasional invaders such as stored-product pests are the usual targets. Where a specific pest needs a different method — for example gel baiting for German cockroaches, or monitoring and proofing for rodents — we explain the approach for your site rather than assuming a standard treatment fits.

Documentation for council and food-safety records

Food businesses are routinely asked to show what pest management is in place, what was found and what was done about it. We provide a written service report for each visit so that record is not reconstructed after the fact.

Reports are written so they can be filed against your own food-safety records and produced for a council inspection or an internal audit. If you already keep a pest sighting log, a service report is the natural companion to it: sightings record what staff observe day to day, and the service report records what was found, treated and recommended.

Tell us at the quoting stage if you have a specific reporting format, a site file, or an auditor's expectation to meet. It is much easier to agree the documentation up front than to retrofit it after an inspection.

Scheduling around trading hours

Commercial pest work is normally scheduled outside service periods — before opening, after close, or during a quiet window you nominate. That keeps treatment areas clear, avoids treating around food handling, and means your team is not working around a technician during service.

Tell us your opening hours, delivery windows, cleaning schedule and any shared-access arrangements with neighbouring tenants or building management. For sites inside a larger building we may also need to coordinate with strata or the building manager for access to common areas, roof spaces or plant rooms.

We confirm the visit window and any preparation requirements before each scheduled visit so the site is ready when we arrive. If a visit needs to move, tell us as early as you can so the program does not drift.

How commercial sites are quoted

Commercial pricing depends on the site, not on a flat rate. The size and layout of the premises, the number and type of treatment areas, the pest pressure, the visit frequency and any access or after-hours constraints all change the scope of work involved.

To quote accurately we usually need the site address, the type of premises, approximate floor area, whether there is a commercial kitchen, your preferred visit window, and any recent pest activity, previous reports or current program details. Photos of problem areas help.

Send those details and we will confirm the proposed scope, frequency and price for your site before any work is scheduled. Where a site has an existing program, we can review what is already being done rather than assume it needs to be replaced.

Follow-up, monitoring and warranty

Scheduled programs include visits at the agreed frequency, so activity is caught and managed between visits rather than only after a problem becomes visible to staff or customers. Where monitoring stations, baiting or proofing work is part of the scope, the service report records what was checked and what it showed.

General pest treatments for the domestic part of a mixed site carry a 6-month warranty on the pests covered by that treatment. Commercial programs are quoted and warranted according to the agreed scope, frequency and pest list — we confirm those terms in the quote so there is no ambiguity later.

If activity appears between scheduled visits, contact us rather than waiting for the next visit. Documenting it early is usually cheaper and easier to resolve than letting it establish.

Preparing the site for a visit

Clear benches, preparation surfaces and floor areas in the treatment zones where you can. Store food in sealed containers, secure open product, and empty and clean bin areas before the visit. Note any equipment, cool rooms or locked areas we will need access to.

Tell us about staff, customers or neighbours who will be on site, and flag any rooms that cannot be entered. If anything is found during the visit, we will explain it and record it rather than leave it for you to discover from the report.
