What is not included
- Building-wide treatment, common property and adjoining units are not automatically included. Shared access and any additional scope require authorisation and a confirmed quote; no instant or permanent eradication promise.
Preparation, follow-up and booking
Preparation and safe access
- Ask which cupboards/surfaces need clearing, disclose previous sprays or baits and allow agreed access. Follow specific re-entry instructions and do not clean away bait placements; ask before cleaning a treated area.
- Tell the technician about children, pets, fish tanks, food-preparation areas and access concerns. Preparation, cleaning and re-entry depend on the product label and the agreed treatment; no universal safe re-entry time is promised.
Follow-up and warranty
- A scheduled follow-up is included. Its date, scope and any further visits are confirmed when booking; the old approximately four-week interval is not a universal confirmed rule.
- Warranty duration and conditions need confirmation in the written service scope. Do not apply the general pest warranty to this service automatically.

Telling German cockroaches apart from other species
German cockroaches are the small ones — noticeably smaller than the larger species you find outdoors and around drains. They are usually seen in kitchens and bathrooms rather than in the garden, and a sighting in daylight often means the harbourage is crowded enough that insects are being pushed out.
The distinction matters because it changes the service. A general pest treatment is aimed at the larger outdoor species and the perimeter; it will not resolve an established German cockroach population inside a kitchen. If you are not sure which you have, send a photo with your suburb and property type and we will tell you which service applies.
Look for them around warm, damp, food-adjacent places: behind and under the fridge, inside dishwasher and oven cavities, in the gap between cabinetry and the wall, under sinks, around bin areas and in the seals and hinges of cupboards. Droppings, cast skins and a distinctive musty smell are the other common signs.
Apartments and shared buildings
In a unit or apartment, German cockroach activity is rarely confined to one lot. They move along shared service risers, through wall cavities and between floors, and they are common in bin rooms, garbage chutes, plant rooms and commercial kitchens within the same building.
That means treating your apartment alone can produce a good short-term result that degrades as insects move back in from adjoining areas. Tell us what you have seen and whether activity appears in common property. If it does, the durable fix usually involves the building or the owners corporation, and we will say so plainly rather than book you in for repeat visits to your lot.
For commercial sites, this service is often part of a broader scheduled program. If you manage a food premises or a strata building, tell us at the quoting stage so the scope covers both the lot and any shared areas you are responsible for.
