Pest prevention for Sydney strata bin rooms: a shared-area checklist

1. Map the shared area before changing it

Walk the route from the external collection point to the bin room, loading area and nearby service doors. Note where bins sit, whether lids close, where food residue collects and whether there are gaps under doors, around pipes or beside vents. Include the floor drains, hose points, storage corners and any cardboard or bulky-waste area.

2. Tighten the waste-room routine

Use the building’s agreed cleaning schedule and make responsibilities visible: bin presentation, spill response, floor cleaning, cardboard removal and reporting of damaged equipment. Keep food waste inside lidded bins, tie rubbish bags securely and avoid leaving loose waste beside a full bin. Do not hose waste into a drain if the building’s procedure does not allow it, and do not combine cleaning chemicals.

Check whether collection timing, bin capacity or a recurring missed clean is contributing to the pattern. A tidy room may still need repairs or professional assessment; housekeeping reduces attractants but does not identify a pest or confirm that an issue is resolved.

3. Record patterns, not blame

Use one shared log for dates, times, exact locations, pest descriptions and photographs where safe. Record whether the sighting was on a bin, floor, wall, doorway or adjacent corridor, and whether cleaning or collection had just occurred. Avoid naming or photographing residents without a clear, lawful reason. A neutral record helps distinguish a one-off delivery or spill from repeated activity around the building’s infrastructure.

Do not handle insects, droppings or dead rodents with bare hands. Keep children and pets away from the area and follow the building’s incident and cleaning procedures. If anyone is unwell, seek appropriate medical advice; a pest article cannot diagnose illness or identify an exposure.

4. Coordinate access and repairs

Tell the strata manager or building manager which common areas need inspection, what access is available and what work is already scheduled. Ask for practical checks on door sweeps, screens, pipe penetrations, leaking taps, floor drains, damaged bin lids and gaps into service spaces. Do not seal a gap that may be a required drain, ventilation path or fire-safety feature without the responsible contractor’s advice.

Give residents a short, consistent message: keep rubbish inside the correct bin, report spills promptly, do not move a suspected pest between areas and do not place pesticide in a common area without authorisation. 5. Know when to request professional help

Request an inspection when sightings continue after routine cleaning, appear in more than one shared area, involve live rodents or repeated cockroach activity, or seem connected to wall, roof, plumbing or service spaces. Share the building suburb, property type, affected common areas, log, photographs, cleaning schedule, access limits and any recent repairs. This allows a professional to assess the site rather than guessing from one message.
